Google Backs TeraWulf’s $19B Anthropic Data-Center Lease

Google will provide credit support for some of Anthropic’s obligations under a 20-year lease at TeraWulf’s Justified data-center campus in Kentucky. The lease covers about 401 megawatts of critical IT capacity and is estimated to represent $19 billion in contracted revenue, potentially rising to $33 billion if Anthropic exercises two five-year extensions. Services are expected to begin in the second half of 2027, with full capacity targeted for early 2028. The backing could help TeraWulf obtain more competitive long-term financing, but it does not remove construction or power-supply risks. TeraWulf has also signed an engineering and construction agreement with Fluor Enterprises for three buildings, with phased readiness previously expected from late 2027 through the second quarter of 2028. Anthropic is the direct tenant at Justified; this differs from TeraWulf’s Lake Mariner project, where Google supported Fluidstack’s lease obligations. The deal reinforces TeraWulf’s shift from Bitcoin mining to AI and high-performance computing infrastructure. These services generated about 71% of the company’s $44.8 million in revenue, more than its remaining Bitcoin-mining business. For crypto traders, the development is primarily relevant to TeraWulf’s business and financing outlook; it has no clear, immediate impact on Bitcoin prices. Project delivery, electricity availability and Anthropic’s long-term commitment remain key risks.
Neutral
The news concerns TeraWulf’s financing and expansion into AI data centers, not a change in Bitcoin’s supply, demand or network fundamentals. Google’s credit support and Anthropic’s long-term lease may strengthen TeraWulf’s outlook, while the construction agreement and planned capacity buildout carry execution, power-availability and tenant-commitment risks. These factors could affect TeraWulf’s corporate prospects, but neither summary identifies a direct or immediate catalyst for Bitcoin prices or broader crypto-market stability. In the short term, traders are therefore unlikely to treat the announcement as a standalone BTC price signal. Over the longer term, TeraWulf’s move away from mining could alter its exposure to Bitcoin-related revenues, but that is a company-level shift rather than a clear directional driver for BTC. The expected impact on the mentioned cryptocurrency is neutral.
