Third Avenue Real Estate Value Fund Falls 8.59% in Q3
The Third Avenue Real Estate Value Fund returned -8.59% in the quarter ended 30 September 2026, underperforming its benchmark, the MSCI ACWI IMI Core Real Estate Index, which fell 5.33%. The fund said rising US Treasury yields and weakness in residential and transaction-oriented property companies weighed on performance. Its preferred shares in Fannie Mae and Freddie Mac were also detractors.
The fund started positions in Australian shopping-centre owner Scentre Group and US home-improvement retailer Home Depot. It sold its Segro holding after the UK logistics-property company agreed to be acquired by Prologis. Other changes included adding to Brookdale Senior Living, Champion Homes, Ingenia Communities and Savills, and exiting D.R. Horton.
At quarter-end, 37.8% of capital was invested in US residential real estate, 29.5% in North American commercial real estate and 28.3% in international real estate. Cash, debt and options accounted for 4.4%. The fund reported an annualised return of 8.18% since its 1998 inception, after fees, while stressing that past performance does not guarantee future results.

This is a real-estate fund performance and portfolio update, with no direct cryptocurrency, blockchain or digital-asset exposure. It therefore provides no clear catalyst for crypto prices or trading volumes. The reported quarterly loss and sensitivity to rising Treasury yields may be relevant to broader risk sentiment, but any spillover to crypto is indirect and likely limited. Historically, rate-driven moves in traditional markets can influence crypto through changing liquidity expectations and appetite for risk; however, this letter alone is unlikely to shift those indicators or market stability. In the short term, crypto traders are more likely to respond to interest-rate data, dollar moves, fund flows and crypto-specific news. Longer-term crypto implications would depend on broader liquidity and risk appetite, rather than the fund’s property holdings or individual stock transactions.
